Terms and Conditions of Business


1.) House Rules
Please show consideration for other guests. Do not make loud noises. This also applies to the stairwells and the courtyard. The landlord reserves the right to ask loud guests to vacate a property without reimbursing previously paid rental fees.

2.) Reservation conditions
All reservations made by e-mail, fax or post are binding.

The rental contract is valid and binding as soon as:
1) The apartment has been reserved.
2) The reservation has been confirmed by the landlord by either email or fax.
The landlord sends the account details to which the down payment of €100.00 must be transferred.
3) The landlord confirms receipt of this deposit by email or fax.

3.) Cancellations
Cancellations must be made in writing.
If a guest decides not to use an apartment for the reserved time, the following cancellation fees apply:

If canceled up to 3 weeks before the start of the rental period = 20% of the rental fee.
If canceled up to 2 weeks before the start of the rental period = 50% of the rental fee.
Cancellation later than 14 days in advance: 100% of the rental fee

If after arriving, guests decide to leave an apartment before the agreed departure date, they forfeit the right to any previously paid rental fees.

If the rental contract is agreed for a period of more than 2 months, the guest must pay all rental fees for this period without the right to reimbursement of these fees.

4.) Miscellaneous:
Guests should advise the landlord of their arrival time at least 48 hours in advance and communicate their exact arrrival time at least 6 hour in advance of arrival. They will receive the key to their rented apartment on arrival. The apartment can be used as of 2:00 pm on the day of arrival and must be vacated by 13:00 am on the morning of departure.

All rental fees for all occupants of the apartment must be paid in full and in cash on the day of arrival. Additional guests making use of the apartment during the period of occupancy must be announced at least 24 hours before their arrival. The fees for their use of the apartment must also be paid at least 24 hours in advance of their arrival.If the landlord cannot provide an apartment for a guest for the agreed reserved time period, all previously paid rental fees must be reimbursed in full. The guest then forfeits all further claims resulting from the rental contract.

Guests are liable for all damages incurred to the apartment during occupancy. The landlord is not liable for any temporary unavailabilty of furniture or equipment, electrical power, water supply etc. Thus no claims against the landlord can be made in such cases. This also applies in cases of force majeure.
ILoss of the key to an apartment will incur a fee of € 150.00 due to the fact that the door lock must then be completely replaced. The landlord reserves the right to enter the apartment if repairs must be made to the apartment at short notice.

The landlord is not liable for any articles of value left in the apartment.
The use of the apartment and its furnishings, as well as of any walkways and stairways leading to apartment is at the occupants' own risk.

Should clauses in this contract be inaccurately or incompletely formulated, they are to be interpreted in the sense intended.

The sole place of jurisdiction for this contract is Berlin.
